    Yard Maintenance

    LAWN CARE SERVICES SCOPE FOR OFFICE LOCATED AT 106 N.W. RAILROAD STREET


    1. Services are for once a week not over once every ten days.
    2. Must keep bushes trimmed to acceptable height.
    3. Must keep flowers watered and in good condition.
    4. Must dead head all flowers as needed.
    5. Must provide all equipment for this job
    6. Must Mow grass once a week not over 10 days.
    7. Must keep all sidewalks, and curbing edged every other mow.
    8. Must blow grass, leaves etc. off parking lot and walkways.
    9. Must top dress Mulch in all flower beds every April.
    10. Must Clean up all debris such as trash, leaves and sticks.
    11. Property is to be maintained during Fall and Winter seasons, as to stay in a clean neat manner.

     

    All contractors must have liability insurance and work mans comp. insurance before start of work, and the RHA will need a copy for our records. The contractor will also ,at the request the the RHA ,provide any and all information required by the RHA to perform it duties for tax purposes, such as providing an updated W-9 form.

    Please be aware that if ,you the contractor, is not doing the work yourself your employee's will fall under the most current Maintenance Wage Rate Determination as set forth by the U.S. Department of of Housing and Urban Development Office of Labor Relations. (Expiration date of September 30th 2019) Employee interviews will also be conducted periodically to insure that the employee's are in fact receiving at least ,if not more ,than the prevailing wage for the work being performed.

    Apartment Turn Arounds Scope

     

    1. Remove all trash and furniture that may be left from the previous tenant.
    2. Patch all holes in the sheet rock. Paint all walls, ceilings, and doors with 2 coats of white semi-gloss paint. Prefer Valspar
    3. Clean, mop, and wax all floors, and if needed strip and re-wax, except the bathroom floor. Stripping of any floors in the RHA will be as needed and all supplies to perform that job will be supplied by the RHA.
    4. Remove all switch covers, receptacle covers, and light globes prior to painting and clean them with a disinfectant solution of you choice, them replace after painting.
    5. Clean all bathroom fixtures tub, toilet, sink and medicine cabinet.
    6. Clean all kitchen cabinets, and re stain and polyurethane when needed.
    7. Clean all appliances including water heater, range hood ,stove and refrigderator
    8. Fix all holes, paint, and sweep out storage rooms. Note some storage areas are OSB board and will require only sweeping and NOT painting.
    9. If RHA trash can is used for the cleaning process place trash can at the road after completion of the job.
    10. All windows are to be cleaned inside and out with window cleaner, and all window seals are to be wiped clean.
    11. All paint, putty, caulk, cleaning chemicals, mops buckets,etc. ,and all other needed materials to complete the above scope of work is the responsibility of the contractor.
    12. Price submitted will be good for 12 months from the date of signing the contract and renewable if agreeable by both parties.

     


    Note: RHA is responsible for all repairs and parts outside of the above Scope. All broken rec. covers, light covers, door handles, hinges, faucets, and other like materials are to be provided by and fixed by the RHA maintenance staff to insure all our units have the same parts. All Change Orders that may need to occur during the routine maintenance of Unit Turnaround must be pre-approved by the Executive Director.
